Facts about leveling your Mobile Home

It is quite common for mobile homes to shift after it has been placed into position and set up.  The time that it takes to start varies depending on several factors with the main one being soil.  Once the soil softens the piers will slowly start to sink into the ground.  If water finds its way underneath, this will happen even faster. This can happen from Hoses dripping, leaky pipes, and poor drainage slopes as well as many other ways. Other causes of settling are failing to do a proper job of compacting the ground before the home is set up.

Symptoms of a home that is not structurally sound

  1. Trouble opening and closing cabinet doors

  2. Squeaky and creaky floors when you walk. The floor may also sag, warp, or tilt.

  3. Loose anchor straps

  4. Your ceiling and walls develop cracks

*A lot of people notice cracked blocks and piers that are sometimes even leaning.  The cracks are brought on by the uneven distribution of weight over time.  When you have piers leaning this usually means that either shifting or sinking or possibly both are taking place.

  5. You may have trouble opening doors normally -

    * If you check your hinges and the door hinges are in good shape then your home is unlevel

  6. You may have trouble opening and closing windows

  7. Water runs to one corner on the floor

If you are experiencing any of these symptoms it is recommended to have your home checked out.  Leveling or re leveling your manufactured home now could save you tons of money and heartache in the future.  If you allow your home to go too long like this there is damage that can occur that is not possible to fix.  One example of this is the sub-floor.  If the sub floor gets popped counter tops might never come back level because there is no way to fix the sub floor even after releveling the home.  To make things worse interior walls may be damaged.   They can be bent making them not fit properly to the ceiling.  Damage can be done to the panels of the outside of the home an many other areas as well.

Don't risk damaging your home.  Call Pro Mobile Home Leveling today at (254) 266 5369 for all of your Central TX mobile home leveling needs.
